The Operations Specialist is a key role that helps drive the community.  They manage, perform, and coordinate maintenance as well as available resources to provide a seamless community to residents, prospective residents, visitors and staff.  The operations specialist understands the busy nature of the community and is willing to assist at a moment’s notice.

Things you are responsible for as the operations specialist:

  • Perform pre-move out inspections for the quadrant to prepare for move outs
  • Ensure all sites look great on the outside and inside
  • Meet with vendors and ensure they are doing their duties as quoted
  • Organizing the maintenance days and post notices accordingly
  • Prepare weekly and monthly reports and inspections
  • Perform simple maintenance tasks around the properties and inside the apartment homes
  • Report liability and community incidents to corporate office
  • Provide outstanding customer service to residents and future residents
  • Take pride in the apartment community, visually inspect and address areas of concern, keep community clean and report service needs to maintenance
  • Outsource and quote out new vendors for work at the sites
  • Maintain an organized environment even during busy times
  • Answer incoming phone calls and handle accordingly
  • Willing to work flexible schedule including some weekends
  • Work closely with facilities manager and site staff to monitor and schedule make-readies and other maintenance activities.
  • Communicate effectively with residents, future residents, visitors, vendors and team members while presenting a positive, professional image

Thing you need:

  • High School Diploma
  • Two or more years of experience in property management or customer service experience
  • Excellent verbal and written communications skills
  • Proficiency in Microsoft Outlook, Word, Excel
  • Able to multitask and meet deadlines in a timely manner
  • Great organizational skills
  • Customer Service skills and ability to handle elevated situations in a professional manner
  • Attention to detail
  • Willing to work a flexible schedule including some weekends
  • Knowledge of Rent Manager is preferred but not necessary
  • A sharp, professional appearance
  • Must be able to walk the property which includes climbing stairs
  • Able to bend, stoop, squat, kneel, climb stairs, push, pull, reach, carry supplies and stand for extended periods of time
