Commonly Asked Maintenance Questions

Appliances
My washer has an odor
Make sure washer door is always open when not in use and the seal is clean
My dishwasher has no power
Check switch under the sink to make sure it is turned on. If this does not work find the breaker in the breaker panel labeled dishwasher and turn it off for 2 minutes. Once 2 minutes has passed turn the breaker back on and the dishwasher should reset itself.
My dishwasher is not cleaning my dishes
Make sure that the soap dispenser door is not blocked. Also clean the screen at the bottom of the dishwasher. Thoroughly rinse all dishes before putting them in the dishwasher.
My refrigerator/freezer has condensation inside
Make sure the unit is not fully packed with food. This prevents air circulation which causes condensation to form inside.
My refrigerator is freezing my food or my refrigerator is not working but my freezer is
The drain tube in the unit is plugged or frozen. Unplug the refrigerator and let sit for 3-4 hours to allow it to thoroughly defrost. Plug back in once time has lapsed.
My dryer is not drying my clothes completely
Make sure the unit is not overloaded. Ensure the lint filter is clean and vacuum out the area that the lint filter goes into.
My garbage disposal stopped working
Locate the reset button on the disposal underneath the sink or try manually moving it with the wrench provided. (Never stick your hands inside the disposal).
Heating/Cooling
My apartment feels cold
Check batteries in the thermostat and make sure the heat vent louvers are fully open and warm to the touch.
My AC or PTECH has an odor
Remove and clean the filter with warm water.
How do I light my fireplace
Remove the lower panel and follow the instructions provided.
Electrical/Plumbing
I lost power to part of my unit
Locate the breaker box and reset the breaker or check GFI outlets.
My toilet is overflowing or leaking
Locate the water shut off knob on the unit itself and shut the water off to the toilet. If plugged, please try plunging first to remove the obstruction. If you only have one toilet and can’t clear the obstruction, please contact your property manager.
General Maintenance
My smoke detector is beeping
Replace the battery.
My garage door will not close
Make sure that the sensors are aligned and nothing is blocking the sensors. Try replacing the battery inside the remote.
I have burnt out lightbulbs in my unit
Per your lease, you are responsible for the replacement of all burnt out light bulbs.
After Hours
Emergency Guidelines
These are examples of situations that might be considered “AN EMERGENCY” and will be acted upon immediately.
- FIRE ALARM SOUNDING: (if just beeping change the battery) If there is smoke in the building or in your unit call 911 first, then contact your site manager or 920-662-1611.
- CARBON MONOXIDE ALARM SOUNDING: (If just beeping change the battery)
- WATER LEAK/FLOOD: that which cannot be contained with a bucket until normal business hours. First turn off the water shut off valve, then contact your site manager. If it is a toilet please see our question and answer list located within “plumbing”.
- NO HEAT: or heat under 65 degrees
